Advice and guidance through the planning pre-application process
The planning applications team is responsible for dealing with all development proposals within the borough ranging from small scale householder extensions to major residential (10 units or more), retail, commercial and industrial developments.
Developers are encouraged to seek pre-application advice from the Planning team before submitting applications.
Why seek pre-application advice for developments
Developers are encouraged to seek pre-application advice so they do not submit unacceptable applications. The service is designed to make you aware of any likely issues that may affect the outcome of your development proposals, to seek to ensure a positive recommendation to a scheme but also to deter applications that have little or no prospect of success. The advice benefits the applicant by speeding up the development process and minimising the costs of submitting subsequent or unacceptable applications.
The pre-application advice service is subject to charging, depending on the nature of the application. To ensure the applicant receives the highest standard of service, the cost will be recovered directly by the Council and not by the taxpayer.

How to make the most of the pre-application service
To make the most of the pre-application service offered by the Council, applicants are advised to submit the information shown in the table below. The more information that you are able to provide us with, the more valuable and accurate our advice will be.

Information about the existing uses, floor space, occupation, parking, jobs etc

Drawings; Existing and Proposed plans and elevations at an appropriate scale (1:100/1:200)
Information about existing site conditions including trees (and ecology where appropriate).
Information about car parking, servicing, access arrangements, traffic generation etc.
Draft Design and Access Statement (where appropriate).

General planning advice
If you would like general advice or help with filling in planning application forms, then please make an appointment to visit the Duty Planner.
Appointments are necessary and are held between:
- Monday to Friday - 09:00 to 17:00
- Thursday - 09:00 to 19:30
