Transformation of homes in Northwood Hills given the green light

Wednesday 10 September 2025: Hillingdon Council's application to redevelop properties in Haydon Drive to create 21 new family-sized homes for residents on the housing register has been granted planning permission.

On Thursday 4 September, the authority's Planning Committee approved plans, subject to the completion of a Section 106 legal agreement, to demolish 16 existing studio bungalows, which are no longer fit for purpose, and build six three-bed and 15 four-bed affordable properties to address the borough's pressing need for larger council homes. 

Three of the homes will be fully adaptable for wheelchair access, with flexible features that can be tailored by the council to provide improved living conditions for families with complex needs as required. 

The development will also include enhanced facilities, such as individual gardens, parking for cars, motorbikes and bicycles, electric vehicle charging points, open space and an inclusive communal children's play area. 

The initial design proposals were shaped by resident feedback during a consultation in March this year to ensure the appearance and scale of the new houses fit in with the local neighbourhood and enhance the area. 

The design and construction will also prioritise sustainability and energy efficiency by using renewable technologies, such as solar panels, air source heat pumps or green roofs. 

In recent years, the existing studio bungalows which were built in the 1970s have not been fully occupied and some have not been lived in for long periods due to their size, being outdated and unsuitable for tenants with disabilities. 

The committee's decision to approve the plans means the first phase of work can begin in 2026 once a contractor has been appointed. 

Cllr Steve Tuckwell, Hillingdon Council's Cabinet Member for Planning, Housing and Growth, said: "Haydon Drive is a fantastic opportunity for us to continue constructing new, much-needed affordable homes by repurposing brownfield land near our town centres. 

"The plans will replace an outdated site that no longer works for local families, by creating larger, high quality council homes, which are greatly sought after, while also revitalising the neighbourhood with new green spaces, better landscaping and a play area for children to enjoy."
